“Alterra Versa” building is located at Danijelova Street No. 10 in Dušanovac, Voždovac Municipality, Belgrade.
Easy access to the location of the facility, namely the proximity of the E-75 highway, Autokomanda and Slavija, provides excellent connections to the city center, which is only 4 km from the facility, as well as to all other parts of the city.

Within a radius of 400 m from the building, there is currently a large number of different facilities such as restaurants, cafes, training centers, etc., which will be further complemented by the construction of one of the largest shopping centers in Serbia, “Delta Planet”, with a total area of about 200,000 m2, just 700 m or a 9-minute walk away.
The “Alterra Versa” building, by its concept and volume, falls into the category of urban villas.
The purpose of this architectural and construction approach is to provide users with the opportunity to fully utilize the quality of the building itself, i.e. all the advantages of luxurious living that an individual residential building offers.
The desired effect is achieved by a playful architectural volume, which allows for a high degree of illumination of the rooms, and the introduction of large glass openings in the living and sleeping areas opens up different views of the city and greenery from each apartment.
The side entrance to the building is designed so that the entire access partition is treated as an easily accessible unit via wide landings and a gentle ramp, and not via steep stairs as is the case in most cases today. The finishing of all access surfaces are granite slabs, i.e. natural materials, which, in combination with carefully selected greenery and a combination of light, creates a special natural effect.
The entrance portal itself is covered with stone (travertine), while the staircases inside the building are covered with granite slabs. By using the same materials in the interior of the building as in the exterior, the difference between the external and internal space is reduced, so that the feeling of nature and the park atmosphere is also drawn into the building itself. This architectural logic is also followed by the concept of the staircase vertical, which, through large glass openings on the facade, transforms this area into a special kind of viewpoint, during which the user is offered various views of the city, one of which is the Temple of Saint Sava.
The luxurious architectural concept is contributed by the small number of residential units and the lower frequency of users compared to buildings with higher density, which represents a significant quality in the exploitation of the building. Accordingly, all apartments are designed as luxurious in their layout, i.e. the layout of the rooms and the processing of materials.
The living rooms, as a central gathering place, are positioned so that they have access to the terrace and are illuminated through large glass openings. The basic character of the apartments, in terms of functioning, is circular movement.
The bathrooms and hallways form a separate unit and are equipped with the highest quality materials. The bathrooms use granite ceramics in combination with glass shower cabins at floor level, or hydromassage bathtubs.
The thermal comfort of the building is at the maximum level, and is reflected primarily in the underfloor heating in all apartments. For heating and cooling in smaller apartments, modern and energy-saving electric boilers and high-class air conditioners are provided, while the largest apartments in the building are equipped with a heat pump system in which, as stated, floor installation is provided for heating, and parapet fan coil units are provided for cooling.
The floors in all residential units are covered with first-class oak parquet, in a large format, manufactured by “Tarket”.
Vehicle access to the building, or garage, is provided by a car lift from the highest street level and without a slope, and easier access to the garage is provided by the free space provided in front of the car lift for waiting, which does not endanger public traffic. The garage consists of 2 levels, with 13 parking spaces, one of which is provided for people with special needs – the disabled. Parking spaces and access roads are larger than the minimum required dimensions, which significantly contributes to the better functioning of the garage.
In order to preserve the idea of naturalness and a sustainable concept, all energy efficiency requirements have been met, which was achieved by the highest quality thermal insulation of the building and aluminum/wood facade joinery. The building falls into energy class “B”.
The building is equipped with a “Smart Home” home automation system (see more details here), which represents the concept of modern housing and luxury, maximally easy to use and maintain.
An additional sense of luxury, given the concept of the building as an urban villa, is also provided by a planned common space for relaxation and rest for users, which will contain a sauna, a hot tub and a salt room.
